Lease contract; What to include?

As most of your probably know, I have my horse up for sale/lease. If I lease him, I want to do an annual lease. Since I have never done this before, what are some things I should include in the contract? Do any of you have any examples of a contract you have used in the past?

I've used Krysia Nelson of Nelson & Tucker--she has lots of templated leases ready to go so they're very reasonable. I like having an equine attorney who listens to my concerns and makes sure they are addressed. I can't tell you how many bad lease documents I have seen over the years. Good fences make good neighbors and good lease documents make sure everyone's on the same page.
