Congrats!!!

Scary when they sell fast. That was how our sell went on our house in Lansing. I hope you have more luck finding one than we did. It took us MONTHS! We sold before Halloween, moved out at Thanksgiving, and did not move into our new house until April. We found it in March though.

GOOD LUCK!!! It is a buyers market.

I would LOVELOVELOVE to live near Miss Bri or BT and JTM, but I think my commute to work would be a bit on the tough side :teehee: I don't mind saying that panic is setting in and I am desperately looking for a house. I am trying to keep my wits about me and not just buy the first house I see that looks passable.

So, finding new home jingles would be greatly appreciated! I might have to move in with Tigger!!

Don't panic!!!

You will be far better off renting a small apartment for a couple of months and storing your furniture than jumping into a bad purchase. Start making arrangements to do this now. You don't have to go through with it, but start identifying places you could rent, find a storage place, etc. and keep it all in a folder so that you can grab it and start making arrangements December 1st.

I think just having a backup plan will help you feel less panicky, and then you can really consider each house you look at from the right perspective (not the perspective of "well, I could move in here quickly"....that's a BAD plan!)

Deep breaths!! You can do it!!

Selling your house is the biggest hurdle, and you've already done that part.

Put an offer on a house yesterday that is VACANT! But ... the vendor is out of town and will only do the counter offer in writing AND there is an open house today :sigh: There was an open house last week too...

Go to the open house today! That way if they try to pull the "all kinds of interest and potential offers coming in" garbage on you tomorrow to try to make you raise your offer, and (which is usually the truth) virtually no one came to the open house except tire kickers you'll know the truth. And a second look with some really disinterested critical person going with you will help you decide if you truly want it, or what flaws they see that you don't.

The perfect person to go with you is someone that you have to physically drag away from watching a rerun of a home show they've seen 82 times already on HGTV. And this time take the list of must haves to reevaluate the house, second visits can be very different and enlightening.
