Congrats on your new adventure.

I LOVE looking at houses... when I am not buying. That "single most important purchase you can make" thing gets to me.

A couple things to keep in mind. Like someone else said don't jump on the first house. I always look through the eyes of a seller too, would someone else want this house? You just never know if you have to move. And 'go with your gut'. That one did right by me for both my houses I have bought. And the seller point of view... my first house was on the market for 48 hours. That was all. Ok this was 13 years ago, but still it sold and it was the highest priced ranch in the neighborhood at that time. We got with $1000 of our asking price and they paid cash.

Make sure you also get an inspection before you purchase. Put a clause in your offer to a satisfactory inspection to YOUR satisfaction. That gives you an out. I had to walk away from one I put an offer on based on the inspection. Sellers and my realtor were mad but I don't care. Glad I walked away.

This market should be in your favor, houses are out there priced to sell. Not too many our selling. Gives you the bargaining position.

yay! keep in mind that even though you may love it online, it probably looks a bit different in person. We ran into that alot...however the first house I *loved* online was the one I wanted even after seeing 30+ houses, alas it sold before we sold our house, but sometimes it is that easy :clap: (and don't I still drive by it to this day wishing I lived here... :lonely: )

Now is the time to ask everyone you know about a great home inspector. Word of mouth is the best source for home inspectors, and definitely don't use your realtors 'favorite home inspector' because might not be the best one for you. And I second the idea of thinking about resale when looking at potential homes. You never know what the future might bring, and it's always good to go for the house that other people will like, and the place that will suit your needs now and for the foreseeable future. The best thing I did with my last house hunt was make a list of must haves, and a list of optional things that would be nice to have, and decided what was a deal breaker for me-such as distance from work, neighborhood atmosphere (especially avoiding streets or subdivisions with neglected properties), or areas with tons of properties for sale (a couple of builders here went bust and will never complete their subdivisions and the amenities).

I'm so excited for you. With the high inventories in most areas you should have your pick, and a buyer's market is a wonderful thing when you are house shopping. Good luck, and I know you'll find the perfect place.

Actually, my realtor's favorite inspector was WAY more hard ass than I expected.

He nitpicked my house, and came up with 4 pages of repairs. A lot could be ignored, and few were serious.
Then, my hard ass realtor said she wanted everything on the list fixed! I, of course, was prepared to negotiate! Nope, she said, she wanted everything fixed.
I had the guy come back 3x to verify the list was being worked on. The additional visits were nominally priced, and worth the cost. I certainly did not have the time or knowledge to check off fixes.
The inspector said the electric service sucked (which was true), but I could have agreed on some minor rewiring, and a few new breakers. Inspector said that would be ok. Realtor had the seller replace the PANEL, all the breakers, and new buried service to the pole :o That was around 8K, which did not come out of my pocket!

I had a good inspection experience, but was a bit concerned when the realtor suggested "her guy."

The most amazing thing.. the seller's realtor was from the same office as mine! You'd think my realtor would have been a little gentle on this deal, but no, she wanted it "all done right." And it was.

Recommedations are one thing, but in my case the business relationship was bordering on the unethical. The inspector in my case was her favorite because he ignored virtually everything to get the deal done. The realtor, inspector and mortgage lady were very closely tied together business-wise (and the inspector and mortgage lady were divorced from each other). There's nothing wrong with using someone suggested by your realtor, but it's nice to also get other people's recommendation too. And in a competitive market I've known of realtors to advise that skipping the inspection is safe and a motivator for the buyer to choose a particular seller--this is always a terrible idea as we all know. The funny thing was the buyers used the same inspector when they had my house inspected, and he found virtually nothing wrong because over the years I had fixed everything.

And my sellers were so awful that when they moved the furniture out I then realized that when they painted the master bedroom that they had painted around the headboard!!! But I repainted the entire house, recarpeted, replaced vinyl, and redid the kitchen right off the bat since I got such a good deal on the house, and I bought it knowing most of the work required.

Ok guys... we saw a few houses today and one is the one that I loved from the get-go when I first saw it online. You may think we are crazy, but once we get a few questions answered from the selling agent, we may put in an offer. I trust our realtor, she is great and a family friend, and she agrees that it is by far the nicest we will find in our price range. The others we looked at were :spew: .

I'm really hoping this one works out, it is adorable and exactly what we want. Jingles/good vibes would be appreciated! Thanks yall!

You're not crazy at all. You know what you want and the right house is the right house, whether it's the first one you looked at or the 100th. And you saw other places too so it's not as if you're putting an offer in on the first place you saw.
