Selling Horse Property...

My Sister and her husband are selling their place and my niece and her husband are helping them market it. My niece asked me for ideas on publications/websites to target horse people. Since I am primarily tied in to the driving world I thought I would ask you all for some ideas.

The property was originally set up for horses but my Sister et al don't really know one end of one from the other and the barn and arena have been used for other purposes. They were smart in the fact that the modifications they made are easily changed back to horse use.

So, any ideas?

I'd go for the standards, Practical Horseman, Horse Illustrated, The Chronicle.... maybe some western type mags as that may be more of the target market?

What about AQHA, NRHA, places like that.... they have classifieds/ads on their websites and in their respective publications, no?

They'd be best served by a display ad with photos of the property, if they are willing to spend the money, as opposed to a simple line ad.

IME in designing collateral for high end properties, above all else, it is typically the agent's networking ability that gets the house sold. So tell them to make sure they have THE BEST agent they can find, who understands the property and its market.

Wowee, wow, wow!! <3 <3 <3 It's simply gorgeous!

In terms of marketing to horse people, only the Chronicle comes to mind and that probably would be a waste of $$ unless by chance Sisters, OR is relatively near NW hunter/jumper horse shows or trainers.

I did tell them that anyone interested in it as a horse property will want to see photos of the arena/barn/paddocks/pasture. They are working on getting those. I told her that as a buyer I would want to know the dimensions of the arena and details of the barn. They did turn part of the barn in to a studio/office. It would be a great tack room/office.

I kind of see it as a wonderful home for a family with children that want to have horses. It is lovely and my Sister and her husband are really good at decorating so it looks really inviting. I can kind of see a family living there, maybe the wife has a show horse or two or they have some horses for the children. Unfortunately we are pretty off the beaten show circuit path. There is a pretty active eventing community and dressage to a lesser degree. There are a few hunter/jumper barns around as well.

I really think one of you all should buy it and move out here to the wilds of Central Oregon! It's about five miles from where I live!

One thing I hate to see...when you're advertising a horse property, I want to see the horse facilities. Indoor ring? Barn? Turnouts? I see words, but no pictures. I.Want.Pictures. :D

As for where to advertise? That's a chunk of change for a small-ish facility. The house sounds like it's the focal point of the property...not the equestrian aspect of it...so upscale listings. Do you have a horse mag/circular that would get to horse owners who want to set up and home but can afford something like that? You're average local folk is probably not in the market for that much of a place.

Seriously, that is <3 <3 <3 ! Are there any local horse publications there? Around here we have VA Horse Journal and a lot of people advertise real estate in there. I like RR's suggestion also. There's also another site called www.landandranchsales.com.

If they need someone to occupy the property while it's for sale, let me know! ;)
