Just trying to gain some knowledge on equestrian communities and how they work. Does anyone live in one? Ever visited one? Know of any good ones? I'd appreciate names and/or websites of ones you think I should check out to broaden my knowledge base. Thanks! |

There's one in Potomac Maryland area called Merry Go Round and www.cveq.com (Terri Young) I believe her barn in Leesburg (Beacon Hill) was originally designed to be an equestrian community. Know nothing about them but you might be able to find info on them by googling. |

I'm visiting Richmond as we speak and just came upon a real estate ad for something called Sappony??? Sounds like it's over in Amelia... Homes on 10-50 acre tracts with a community Barn, paddocks and Indoor... So very, very tempting. Wish there was one over in Goochland... Until I remember the 87-95 degree temps this past week... |

That sort of community doesn't make sense to me. With all the absolute horror stories about boarding barns and scary trainers and whatnot, what happens when you purchase your zillion dollar home and you disagree with how things are run? Especially of the sort with a community BARN - what if one has a problem with the care? Does the ENTIRE HOA have to be up in arms in order to do anything about it? And of course, since you live there, presumably for the "Equestrian Community" aspect of it, it's a heck of a lot harder to just pick up and leave. There are just SO many opinions on how to do things... and owning a piece of it just ups the entitlement factor when it comes to management. You can't really kick someone out when they own rights to something. Plus, a lot of them kind of look like a horsie theme park, complete with McMansions. In order to build beautiful houses on land, it costs a fortune... and at that point, a lot of people would prefer to opt for a nice private farm rather than one with a bunch of covenants and restrictions. Also, you can't keep out those who aren't "like minded" - therefore, you can very easily wind up with a bunch of people who think "aww, quaint countryside with lovely homes" and don't understand a thing about animals and farming. These people often come up with such shocking revelations as "horse poop smells." On the other hand, Clifton, VA, is a town that's basically a bunch of small farms built around a FANTASTIC interlocking trail system. A lot of the houses are built on about 5-10 acres and offer ride-out. Each property is totally privately owned - and you can either keep horses, or not keep horses, build a garden, or whatever. Granted, its proximity to DC and Virginia's rampant overdevelopment have squeezed out many of the horses... though, some amazing small farms remain. Someone posted on COTH about a Delaplane Equestrian Community and the idea was pretty much torn to threads. Personally, I would prefer a private farm in an area that has a lot of horses and a good proximity to a lot of horsey activities. |

Secondly... the only places with ROOM for such a thing are rural, and often want to stay that way. Nothing quite like subdividing and building enormous houses on what used to be viable farmland - as a lot of newer "communities" have done. Though, horse fields with a house every 10 acres is better than cheek to jowl custom homes. |

Clifton feels like a neighborhood, on the rural side... it works. Has some history. I always get confused when I'm driving through a bunch of plastic houses plunked down in the middle of a field, back to back, with no trees. It's all sort of too bright and beige all at once. |

Bridle Trails in Kirkland, WA is a planned equestrian community, dating from the 1960's. Barns and houses with 1-3 acres with 2-4 horse barns with attached paddocks, all running around the edge of a 500+ acre state park with miles of trails. No bikes allowed ;-) It's lovely, the park is fabulous, the trails well maintained. This property is at a premium now. For years developers have chipped away at the park a little at a time. Thankfully, a foundation was formed and the park will eventually be theirs. the park also has a outdoor show facility, huge sand ring, warm up ring, dressage ring. Course, this is the PNW, and having shows there is always chancey, but the footing stays nice. |

I like the idea of community amenities and private barns. I think it's the whole aspect of a COMMUNITY BARN that frightens me. That, and I like having privacy and doing things the way that I want to - wouldn't like a HOA that hates my straw bale garden, for instance, or wants to tell me what color to paint my house. |
