I just met the woman who is buying our house. She seems really nice, which is good, I'd hate to not like the person buying our house. :(

Greg showed her how the generator, the monitor heater in the cellar and a couple other things worked.

She is gonna have a garage built, that will be nice. And she wants to plant flower gardens. I think my family here will like her.

That's nice that you like her and from experience I know that is important. After all, they are living in your "special place" that has a lot of memories for you and Greg.
The woman we sold our house to in Miami kept tell me this was her "dream house" which was nice to hear. I never felt that way about the house, but I can understand how she felt. She was a little Italian woman, so at least the smell of a good sauce and the aroma of garlic was still permeating our home. floorrollin: :floorrollin: :floorrollin:

Sounds great. I've always managed to be around when the 'likely' buyers came to view the house. It's hard for me to imagine not have met these people until a week before the closing. Once, the offer was accepted, I would say, 'sure go ahead and call'.

Yes, when do you order the 5er?

We are suppose to close on the house Friday, but I learned today it may be Monday the 31st instead, but in either case, we will be ordering the new 5er the following weekend!
Delivery should be 6 to 8 weeks.

Oh, the time is drawing near!!!!! LOL

When we bought our house, we matched the offer of another couple, the nieghbors on either side of us was the determining factor...they liked us better...feels good to move into a nieghborhood that already accepts you.
*Life should not be a journey to the grave with the intention of arriving safely in a pretty and well preserved body, but rather to skid in broadside, thoroughly used up, totally worn out, and loudly proclaiming- "Wow!, What a ride!"

*A good friend will bail you out of Jail...A true friend will be sitting next to you saying "Boy, was that fun!"

As a realtor, I've always found it more difficult when the seller is home during a showing. It more times than not, intimidates the buyer in that they can't talk freely about the home or have a really 'good' look at everything. There are also those sellers who follow us around or even try to give their own tour, trying to point out all the positive things to them that aren't necessarily positive to the potential buyers.
when I have a listing, I ask the sellers to go to the mall or even a neighbour's for an hour. Once the sold sign is on the lawn, its a different matter. That's when buyer/seller can get together to discuss how something works; little idiosyncrasies of the home and neighbourhood.
Also find that the buyer and seller shouldn't be in the same room during the negotiation phase. Unless its an unconditional, full price offer, there are bound to be personal feelings that get in the way of striking a deal. That's what we realtors get paid for.

That's exactly the way it worked when our house was sold. I left after putting fresh flowers in the dining and master bedroom and left the bread machine on. Gave the buying realtor about an hour to show the house. I got a call from my realtor about 30 minutes after they had left. We met at my realtor's office in separate offices. It was all wrapped up the same day. It took less than 24 hours to sell.

The buyer's came back the following day after the papers were signed. The sold sign was already on the lawn. We talked -- they were really nice people. Made up instructions for the hot tub and other mechanical things in the house for them and left it for them moving day. Always figured they would call us if they had a problem with anything. No calls.

I know they took good care of it, because I've driven by and have spoken to our previous next-door neighbours who are really enjoying the relationship they have with them. It's soothing somehow to know it's in good hands.

Yes, Colleen, I definatly agree with you. If I were looking at a house to buy, I wouldn't want the owners there. Our broker asked that we weren't here during showings.

Heck, I didn't even like salesmen around when we were looking at campers. Close by to answer questions, but not looking over our shoulders and offering their opinion on stuff. :nono:

Ok, I can see both points of view. Every time I've looked at a place the owners have been present. I found that there were questions that they could answer that the broker couldn't.

& definitely on one house my presence was an advantage. It was the era when urea-formaldihyde insulation had been discovered to be 'risky'. The husband of this couple just didn't want to accept the fact that the answer was no until I went into some detail. Oddly enough, it also helped that the furnace was having its one repair in my residence the day they looked. I had a service contract for that.

& I've sold directly too. I was advised to try it based on market conditions. Correct advice as it turned out.

So, I'd want to talk to the owners before coming to a decision.

In my area it is very rare, that the seller and buyer ever meet.
That avoids potential dispute about the options and conditions.
It might surprise some, but those over a million $ houses are very often having negligent maintenance going for years and even when seller cleans the gutters from 10-years old trash, this is not going to unclog the underground drainage.
So new owners very often are for unpleasant surprises.
Reminds me buying new RV somehow. :scratch:
